How the market-report engine runs every quarter. You pull the same CoStar exports in the same shape; one regeneration pass rebuilds every deliverable — masters, per-market reports, combined books, and print PDFs — across Retail, Apartments, Office, and Industrial.
Two files per asset class — a Markets metrics export and a Sale Comps export — each covering all 22 markets at once.
Drop the files in and say the word. No reformatting, no per-market splitting — the raw CoStar exports are the input.
Data is merged, de-duplicated, benchmarked, and narrated. Every report and PDF rebuilds from the fresh numbers.

1. Include the “United States” row in every Markets export — that single row refreshes the national-index benchmark automatically, so the dials never drift. 2. Keep the 90-day comp window; the dials remain trailing-12-month. The quarter is labeled from the run date (e.g. Q3 2026).
These are CoStar market (metro) definitions, not counties. County requests map in: Stanislaus → Modesto · Madera → Fresno · Monterey → Salinas · Solano → Vallejo-Fairfield · Marin → San Rafael · Sutter/Yuba → Yuba City · Butte → Chico · Shasta/Tehama → Redding.
Per asset class, every quarter:
Across all four asset classes that is four masters, 88 per-market reports, and four combined books — all from eight dropped files.
Retail / Office / Industrial — Sales Volume, Sale Price/SF, Cap Rate, Asking Rent ($/sf·mo), Vacancy, Rent Growth.
Apartments — same, but Price/Unit and Asking Rent ($/unit·mo).
Drop the exports and say: build Q3 2026 — retail + apartments (or all four). Name files clearly — e.g. Retail-Markets-Q3-2026.xlsx, Retail-Comps-Q3-2026.xlsx — so the right files pair to the right asset class.
Comps with no CoStar market tag that can’t be county-mapped are excluded from the per-market tables; market totals and dials are unaffected (they come from CoStar’s own market roll-up). Sparklines are intentionally omitted — dials show value, direction, and the national benchmark, all fully sourced.
